9 Lower Links Road in St. Andrew-Windfields, Toronto, $3,680,000, sold or represented by Peter Torkan and Team Torkan.
A detached with 5 bedrooms and 6 bathrooms on a 70 x 170 foot lot. It traded in 41 days. At this level the buyer pool is small and well advised, and the work is in finding the right buyer rather than the most buyers.
Where Toronto's established families have built for three generations. The market here is a builder's market and an end user's market at the same time, which is what makes it difficult to price. The same lot is worth one number to a family who wants to live in the existing house and a very different number to a builder who sees a teardown. Knowing which buyer will show up, and when, is the whole job.
Peter has $111,682,000 in recorded sales in York Mills alone, part of $2.6 billion in real estate sold and managed over twenty years. Figures as published in the Team Torkan notable sales portfolio; property details drawn from Toronto Regional Real Estate Board records where available.
